How important is it to have mains power already connected to a property?
To connect mains power to a property can cost up to $80,000.00 depending upon distance from available supply. An alternative is to generate your own using Solar with back up diesel generators, even with Government subsidies this can cost around $50,000.00 plus replacement costs for batteries and special appliances.
What about water supply?
This property is already connected to a shared mains water supply to back up and supplement rain water collection. This can be very reassuring during emergency or prolonged dry spells.
Is the property near to all facilities?
Kangaroo Island’s commercial centre, Kingscote is less than 10 minutes away, the airport about 15 minutes, Emu Bay about 10 minutes, the ferry terminal about 50min, everything else no more than 60 minutes.
What about Council zoning for “The Scrub”?
The property is zoned General Farming and the land between the property and Bay of Shoals is zoned Coastal. “The Scrub” is unique in that it was subdivided before the new zoning regulations that prohibit allotment areas of less than 40 hectares were introduced.
Can my view be impaired?
“The Scrub” is fronted by North Cape Road, the land between North Cape Road and Bay of Shoals is zoned coastal and cannot be developed. The surrounding area is zoned General Farming and cannot be developed further.
How does this property compare with other acreage available on Kangaroo Island?
Manageable properties of this size are extremely rare and are no longer available in areas zoned General Farming. On the opposite, eastern side of Bay of Shoals is a development of 5 acre allotments priced from around $100,000 up to $950,000, these allotments have the advantage of being closer to Kingscote, however their disadvantages are Almost all allotments are in sight of the others resulting in a lack of privacy The water views are directly west into the setting sun resulting difficult natural climate control. At this time mains water is not available. There is no control over the type of the surrounding buildings
How does “The Scrub” blend with the natural landscape?
Some years ago the 12 hectare property was subdivided from the main property and apart from the area cleared for residential use the rest has been allowed to regenerate, resulting in areas of natural scrub which has become home to native wildlife such as goanna, echidna, wallaby, kangaroo etc. The natural scrub also attracts a great variety of birdlife such as parrots, lorikeet, honey eaters plovers etc., while the Bay of Shoals attracts sea birds, such as pelican, swan and all sorts of gannets.
Is this a good investment?
We have been told that this this property represents value at the previously listed price of $445,000.00, however due to family reasons, we have to leave Kangaroo Island and have decided to consider offers of around $375,000.00, with the final negotiated price depending upon settlement terms.
What is the potential for growth of my investment?
A city based real estate agent who has extensive Kangaroo Island sales experience claims on his website that last year Kangaroo Island property grew at 32%, with projected growth in South Australia’s mining defence and education industries and the growing scarcity of coastal properties on the mainland, he expects this growth to continue.
The Kangaroo Island Development Board has recently been granted $90,000.00 to investigate and to lobby governments to achieve subsidies to decrease the cost of the seabridge to Kangaroo Island, when this is successful, values on Kangaroo Island will increase greatly.
The recent opening of the $15,000,000, 6 star “Southern Ocean Lodge” puts Kangaroo Island firmly on the international tourist map.
